How long does it take to perform a home inspection? The inspection for an average size home takes about two hours, depending on its age and condition. Other variables can affect the amount of time an inspection takes, especially the size of the home and the number and complexity of systems.

How long before you issue an inspection report?  We typically deliver the inspection report two business days after the inspection. The report is comprehensive and written in an easy-to-understand narrative form, designed not only to identify structural issues (if any), but also to educate you about the home you are buying.

How can I verify that an engineer is licensed and qualified to perform a home inspection?  Start by asking to see the engineer’s license. A Licensed, Professional Engineer will carry one. Also ask the engineer to describe his/her home inspection experience.  Licensed, Professional Engineers are ethically and legally bound to perform only services for which they are qualified.  Experienced licensed Professional Engineers are exempt from separate home inspector licensing in Ohio.

What questions should I ask before hiring a home inspector?   In addition to asking about their qualifications and years of experience, you should ask to see a copy of the report format they use. You want it to be comprehensive and easy to understand.  Also ask if the inspector is insured and ask about his/her accountability. Will the inspector stand behind his/her report?

Do I need a home inspection if I’m buying a newly constructed home?  Yes. Just because the home is new does not mean it is well constructed.
